Property management

Custom property management
software and apps.

Platforms like AppFolio and Buildium are good, and for many managers they are enough. When they are not — because of your portfolio mix, your workflows or per-unit pricing — we build the missing pieces, or the whole system, around how you actually manage properties.

What we build

What we build
for property managers

01

Owner portals

Statements, documents, approvals and performance by property, branded as yours.

02

Tenant portals and apps

Rent payments, maintenance requests with photos, documents and messages.

03

Maintenance apps

Work orders, vendor dispatch, photos, costs and history by unit.

04

Leasing workflows

Applications, screening hand-offs, lease generation and renewals.

05

HOA and condo tools

Dues, violations, architectural requests, votes and announcements for associations.

06

Integrations

Your existing platform, accounting, payment processors and listing sites connected.

Buy, extend or build

Extend first,
build when it pays

If your platform covers most of what you need, we extend it: a better owner portal, a maintenance app your vendors actually use, reports your owners understand.

Custom makes sense for unusual portfolios — mixed residential and commercial, short-term rentals, associations — or when per-unit fees at your size exceed what a custom system costs over three years.

Either way, the data stays yours and exportable.

Pricing

Fixed price,
no per-unit fees

Custom stages start from €1,500 with a fixed price in writing.

Payments run through established processors; we never store card data.

Apps are published under your company's developer accounts.

How we work

Fixed price,
no surprises.

  1. Free 30-minute callWhat you sell, who to, and what the site or software has to do. No sales deck. Sometimes the honest conclusion is that you need less than you thought.
  2. Fixed-price quoteOne figure in writing, covering everything needed to go live. It does not move mid-project: anything you add later is quoted separately, and only if you ask.
  3. Built in stagesYou see something usable within the first weeks, then every week after. Corrections happen during the build, not in a big review at the end.
  4. Launch and afterGo-live, checks, training for your team. Maintenance is optional — you are not locked in, and the domain, accounts and source code are in your company's name.

FAQ

The questions we always get.

Can you integrate with AppFolio or Buildium?

Where they offer API access or reliable exports, yes; we confirm what your plan allows before quoting.

Can tenants pay rent in the app?

Yes, through a payment processor such as Stripe or your existing provider.

Do you build for HOAs?

Yes: dues, violations, requests, documents and voting.

How much does a website cost?

A company website costs €350 one-off, plus €150 if you want the initial optimization for Google and Bing, or €24.80 a month with hosting, domain, maintenance and content changes included on a 24-month minimum term. Web apps start at €50 a month or €750 one-off; custom business software starts at €1,500. Larger projects get a fixed quote after a free analysis.

Will we own the website and the code?

Yes. On the one-off option the domain, hosting, content and source code are registered in your company's name from go-live, and the code lives in your repository. There is no license tied to us and no lock-in.

Do we pay VAT or sales tax on your invoice?

Our invoices to US businesses are issued without Italian VAT, because business services sold outside the EU are not subject to it, and as a foreign service provider we do not add US sales tax. Your accountant will confirm how to record it on your side — it is a standard cross-border arrangement.

Got a project in the US?

Thirty minutes on a video call, free and with no sales deck: we tell you what you actually need, what it costs and how long it takes to go live. If we are not the right fit, we tell you that too.
