Real estate

Real estate websites
that capture the lead.

Portals own the listing searches, so a brokerage site has to win on what portals cannot do: neighborhood expertise, new developments, and a fast path from interest to conversation. We build real estate sites and tools that do that, connected to the CRM your agents already use.

What we build

For brokerages,
agents and developers

01

IDX and listings

Your MLS listings through an approved IDX provider, with fast search and pages Google can index.

02

Neighborhood guides

Deep, local pages about the areas you sell — the content portals do not have and buyers search for.

03

Lead capture and routing

Valuation requests, showing requests and saved searches that go straight to the right agent in your CRM.

04

Pre-construction project sites

Multilingual sites for new developments, with floor plans, availability, pricing requests and broker portals.

05

Property management portals

Owner statements, tenant requests and maintenance tracking for managers with growing portfolios.

06

Agent sites

Consistent agent pages within the brokerage site, so agents build profile while the brokerage keeps the domain authority.

The reality

You will not beat Zillow
on "homes for sale".

Broad listing searches belong to the big portals, and fighting them head-on wastes budget. The searches you can win are local and specific: neighborhood names, building names, school districts, property types, new developments.

A brokerage with excellent neighborhood and building pages earns traffic from buyers early in their search — and earns the trust that turns into a listing appointment.

Speed matters too: lead response time is one of the strongest predictors of conversion. Routing every lead instantly to an agent's phone matters more than any design detail.

The details

Fair housing, accessibility
and multilingual buyers

Real estate advertising must respect fair housing rules, and sites are a target of accessibility claims. We build to WCAG 2.1 AA and avoid targeting features that create fair housing risk.

For developers selling to international buyers, multilingual sites with proper hreflang open markets in Latin America, Europe and Asia with little competition. We work in English, Spanish, Italian, French and German.

Sites start from €350 one-off; IDX, CRM integration and portals get a fixed quote.

How we work

Fixed price,
no surprises.

  1. Free 30-minute callWhat you sell, who to, and what the site or software has to do. No sales deck. Sometimes the honest conclusion is that you need less than you thought.
  2. Fixed-price quoteOne figure in writing, covering everything needed to go live. It does not move mid-project: anything you add later is quoted separately, and only if you ask.
  3. Built in stagesYou see something usable within the first weeks, then every week after. Corrections happen during the build, not in a big review at the end.
  4. Launch and afterGo-live, checks, training for your team. Maintenance is optional — you are not locked in, and the domain, accounts and source code are in your company's name.

FAQ

The questions we always get.

Do you work with our MLS and IDX provider?

Yes. IDX access goes through an approved provider under your MLS's rules; we integrate it and make the listing pages fast and indexable.

Can leads go into Follow Up Boss, kvCORE or Salesforce?

Yes, through their APIs, with routing rules by area, price or agent.

Do you build pre-construction sites in several languages?

Yes, with separate URLs per language, structured data and broker access areas.

How much does a website cost?

A company website costs €350 one-off, plus €150 if you want the initial optimization for Google and Bing, or €24.80 a month with hosting, domain, maintenance and content changes included on a 24-month minimum term. Web apps start at €50 a month or €750 one-off; custom business software starts at €1,500. Larger projects get a fixed quote after a free analysis.

Will we own the website and the code?

Yes. On the one-off option the domain, hosting, content and source code are registered in your company's name from go-live, and the code lives in your repository. There is no license tied to us and no lock-in.

Do we pay VAT or sales tax on your invoice?

Our invoices to US businesses are issued without Italian VAT, because business services sold outside the EU are not subject to it, and as a foreign service provider we do not add US sales tax. Your accountant will confirm how to record it on your side — it is a standard cross-border arrangement.

Got a project in the US?

Thirty minutes on a video call, free and with no sales deck: we tell you what you actually need, what it costs and how long it takes to go live. If we are not the right fit, we tell you that too.
