How to choose a renovation company: 10 checks before signing.

The lowest quote is not always the cheapest. Here is what to check in a company and in a renovation contract to avoid delays, extras and work to redo.

The checklist

The ten checks

  1. 1 · A real surveyBeware of quotes given over the phone: a serious company comes to see, measures and checks systems and structures.
  2. 2 · Itemised quoteEvery trade with quantities, materials and brands. Generic lump-sum items make comparison impossible.
  3. 3 · What is excludedDisposal, permits, scaffolding, final clean, VAT: ask in writing what is not included.
  4. 4 · Fixed priceAsk for the price to be fixed for the works described and for every variation to be quoted in writing first.
  5. 5 · Deadlines in the contractStart date, completion date and schedule. Without written dates, delays have no consequences.
  6. 6 · Who coordinatesA single responsible contact avoids buck-passing between mason, plumber and electrician.
  7. 7 · Permits and bonusesWho prepares the CILA or SCIA? Who handles deduction documents? These must be clear before starting.
  8. 8 · PaymentsA reasonable deposit and payments by stage of progress, never the full amount upfront.
  9. 9 · Final documentsSystem compliance declarations, material data sheets, warranties: they must be handed over at the end.
  10. 10 · CommunicationHow will you be updated during works? Weekly photos and progress are the sign of an organised company.

FAQ

Frequently asked questions.

How many quotes should I get?

Two or three, as long as they are comparable: same trades, same materials, same exclusions. Otherwise you compare different things.

Is a deposit normal?

Yes, a deposit to order materials is normal; the rest is paid according to progress, by the dedicated transfer if you use Italian deductions.
