In short

Roof replacement in a few lines

A roof replacement includes removing the existing covering, checking the timber or concrete structure (and replacing it where needed), laying thermal insulation, a waterproof membrane and battens for ventilation, the new tiles or metal sheets, gutters and downpipes, and a fall-arrest line where required. Danova Real Estate handles everything with one point of contact, from permits to final inspection, in Veneto and Friuli Venezia Giulia, north-east Italy.

When to replace it

Signs that your roof needs replacing

Leaks and stains on top-floor ceilings, broken or slipped tiles, sagging or decayed beams are the most common signs. Often simple maintenance is enough; at other times it is worth rebuilding the whole roof.

If the roof is not insulated, replacing it is the chance to insulate the house from above, where most heat is lost. If the covering is sound, you can insulate just the loft floor: see loft insulation.

Apartment buildings need a resolution of the owners’ meeting: we prepare the design, quote and schedule to present. For warehouses we also replace roof sheets and install sandwich panels.

FAQ

Questions about roof replacement.

How much does a roof replacement cost?

It depends on area, shape, condition of the structure, insulation and covering, and scaffolding access. That is why we do not publish price lists: after the free survey you receive a written, itemised fixed-price quote, and Italian tax deductions lower the real cost.

How long does it take?

For a detached house usually a few weeks including scaffolding and gutters; the completion date is written into the contract. We plan the phases so the house is never left uncovered in the rain.

Which tax deduction applies in 2026?

Roof replacement qualifies for the Italian renovation bonus: 50% on the main residence and 36% on other properties in 2026. Insulation meeting the thermal requirements can qualify for the ecobonus at the same rates. We prepare the paperwork.

Do you remove asbestos roofs?

Yes, through licensed specialist firms: work plan filed with the health authority, removal, certified disposal and then the new roof, all coordinated by us.

Is the site survey really free?

Yes. We come to the property, measure, check systems and structures and give you a written, itemised quote. You pay nothing and commit to nothing.

What does fixed price mean?

The price written in the contract is the final price for the work described. If during the job you decide to add or change something, we quote it in writing first: no extra item appears on the invoice without your approval.

How do you guarantee deadlines?

Start date, completion date and intermediate stages are written into the contract, together with the work schedule. Crews and materials are planned before the site opens, so the calendar does not depend on last-minute availability.
