In short

Which permit your works need

As a general rule in Italy: ordinary maintenance (painting, replacing floors and tiles, repairs) is free building activity; extraordinary maintenance without structural work (moving partitions, redoing systems, joining or dividing rooms) usually requires a CILA (certified notice of start of works); work on structural parts or certain renovations requires a SCIA (certified report of start of activity) or a building permit. Each municipality may have its own rules and forms: that is why we always start with a technical check.

FAQ

Questions about building permits.

What is the difference between CILA and SCIA?

CILA is a notice for extraordinary maintenance that does not touch structures; SCIA is a certified report required for more significant work, for example on structural parts. The technician assesses which you need.

What happens if I do works without a permit?

You risk fines and problems when selling the property, as well as losing tax deductions. That is why we prepare the paperwork before starting.

The property has irregularities: can it be renovated?

Often yes, regularising before or during the works when possible. The preliminary check is there to find out before spending.

Is the site survey really free?

Yes. We come to the property, measure, check systems and structures and give you a written, itemised quote. You pay nothing and commit to nothing.

What does fixed price mean?

The price written in the contract is the final price for the work described. If during the job you decide to add or change something, we quote it in writing first: no extra item appears on the invoice without your approval.
